Questions
Buyer FAQ
How much do I need for a down payment in Colorado?
It depends on the loan. FHA loans can start at 3.5% down, and some conventional loans start at 3%. Colorado also has down payment assistance through CHFA. A lender can confirm what you qualify for.
Do I pay my buyer's agent?
Buyer agent compensation is agreed in writing before we tour. Sometimes the seller or builder covers it, and sometimes it's part of your offer. I'll walk you through the options in our consultation.
Should I use my own agent for a new build?
Yes. The builder's sales rep works for the builder. I review the contract, track the build timeline and attend inspections for you.
How long does it take to buy a home?
Most buyers spend a few weeks to a few months searching. Once under contract, closing usually takes 30 to 45 days.
