Principal & interest
The loan payment itself. It stays the same on a fixed-rate loan for the full term.
Property tax
Paid to the county, usually collected monthly into an escrow account. Larimer and Weld County rates vary by district.
Homeowners insurance
Required by your lender. Colorado premiums have risen with hail and wildfire risk, so get a quote early.
PMI
Private mortgage insurance applies to most conventional loans with less than 20% down. It can be removed once you reach 20% equity.
HOA dues
Common in newer Windsor, Timnath and Fort Collins neighborhoods. They're paid separately but count in your budget.
